Inclusion on the Historically Significant Structures Property List 


Eligible Properties in the Historic Overlay District
Properties located in the Historic Overlay District are eligible to be included on the Historically Significant Structures Property List. The Historic Overlay District includes properties located in the following zoning districts:
 
  • Residential Districts: R-1, R-2, R-3, R-4 Single Family Residential Districts
  • Business Districts: B-1 Community Business District & B-2 Central Business District
  • Office Districts: O-1 Specialty Office District & O-2 Limited Office District
  • Specialty Districts: IB Institutional Buildings District, HS Health Services District, and OS Open Space District

Please note that properties in the Historic Overlay District are not automatically included on the Historically Significant Structures Property List and separate approval is required to be placed on the List.

Evaluation Criteria
In order to be included on the Historically Significant Structures Property List, a property must meet one or more of the following criteria:

  1.  It is associated with events that have made a significant contribution to the broad patterns of our history
  2.  It is associated with the lives of persons significant in our past
  3.  It embodies the distinctive characteristics of a type, period, or method of construction, or represents the work of a  master, or possesses high artistic values, or represents a significant and distinguishable entity whose components may lack individual distinction
  4.  It yields, or may be likely to yield, information important to history or prehistory
  5.  It has significance in local, regional, state or national history, architecture, archeology, engineering or culture
  6.  It is a source of civic pride or identity for the community
Adding and Removing Properties to or from the Historically Significant Structures Property List

Properties may be added or removed from the List at any point in time. This approval process entails an application by the property owner or the Village, completion of notification requirements by the Village, a public hearing at the Historic Preservation Commission, and final consideration by the Village Board. A property shall be automatically removed from the List without public hearing upon demolition.   

Property owners will be notified if their homes are included on the proposed Historically Significant Structures Property List. A Notice of Historically Significant Property will be recorded against the title of each property approved for inclusion on the Historically Significant Property List to help make future property owners aware of the availability of preservation incentives offered by the Village. Applying for and utilizing any preservation incentive is completely voluntary.
